When we purchased Parkview Apartments, our goal was to create the finest small apartment community in Chico.  Parkview is small by apartment standards, only 84 units.  We're just big enough to have full time management and maintenance staff on site.  We aren't too big to lose our focus on what is important:  keeping our residents happy.

What we have accomplished

Hire experienced and qualified maintenance staff.

Our maintenance staff is trained and provided with the right tools and resources to get the job done.  If we do not self perform the work, we outsource to the best professionals in the business to make sure your apartment is kept in top condition.

Computerize accounting systems

The manual accounting systems were replaced with computerized Yardi Property Management, the industry standard utilized by small and huge management companies worldwide.  Additionally, Parkview was connected via T1 circuit to the main office and the internet.

Renovate office

The office was renovated to provide an enhanced work environment for our manager as well as a more comfortable place for our residents to conduct business with us.

Re-Key Apartments

The apartment locks were re-keyed to improve safety.  Defective locks were changed.

Re-plaster swimming pool & spa

The pool and spa were in very bad condition at the time of purchase.  Our plasterer, Bob Chandler, applied the finest pool surfacing product, Pebble Sheen, to provide a long lasting surface to the pool and spa.

Major Tree and Shrub trimming

The property was overgrown at the time of purchase with many plants in contact with the buildings.  All shrubs were pruned away from buildings and shaped.

Upgrade exterior lighting

The exterior lighting was in poor repair, and areas were improperly lit.  Our electrical contractor has repaired all exterior lights in the parking areas.

Fence installed on North property line

The northerly property line adjacent to Chico Canyon Road was fenced with a cedar fence to provide an aesthetic backdrop and to provide privacy and noise screening for the adjacent residents.

Improve landscape adjacent to new fence

The new fence has created areas that have great potential, and our landscaping contractor will be improving the irrigation and plantings in these areas.

Improve lighting on some buildings

Some of our buildings have poor pathway lighting, and this situation is being addressed by installing pathway lighting

Parking Lot structural repairs

The original parking lot was not built using best industry practices and the gutters have failed in many areas.  These areas are being rebuilt to include concrete gutter pans in areas where peak drainage flows occur.  Structural defects, damage, and wear are also being addressed.  This project will provide a more durable surface that will drain properly and not deteriorate as quickly as the original lot.

Repaint entire exterior of complex

We are in the process of collecting bids to repaint the entire exterior of the property.  We will be using a high grade elastomeric / latex hybrid paint system developed by Kelly Moore Paint Company.  Ron, our Maintenance Supervisor, will be making sure the work is done properly.

Repair Sidewalks

The property had significant heaving of the sidewalks and curbs.  This was repaired throughout the site to improve appearance and safety.

Install Ceiling Fans in Bedrooms

Beginning in Summer, 2003, ceiling fans are installed in bedrooms and dining rooms to enhance the property and save energy.

Paint parking canopies

The parking canopies was painted to match the building body color.

Improve website to provide online work order submittal.

Work orders can now be submitted by phone or fax, in person, in writing to the drop box or online.  It is our business philosophy that people communicate in many ways, and we strive to accommodate people's preference. 

Renumber Canopies

Parking canopies were re-numbered in a way where the number is not related to the apartment.  This was a security enhancement.

Construct Clubhouse & Workout Room - August 2004

Absolutely state-of-the-art clubhouse.  A fitness center with club grade equipment.  A clubhouse complete with surround sound plasma entertainment center, a kitchen and buffet center - absolutely gorgeous.

Stripe Parking Lot (where necessary)

The parking lot, where repairs have been made, will be striped as necessary.  We will also be removing unused handicapped stalls and adding fire lane markers to enhance public safety.

Provide Storage Facilities for Parts and Supplies

A storage container and a fenced area was added so that supplies can be kept on-hand resulting is a higher service level to our residents.

Upgrade Landscaping by Pool and Clubhouse

The beautiful Palm Trees were professionally trimmed.  Then, all planted areas were re-planted with tropical plants and the use of decomposed granite.  The area now has a tropical theme.  It looks great.

Paint exterior doors of units

Exterior entry doors were painted and custom decals were added to improve the entries to the apartments.

Install curbs at entries

Curbs were installed at the entry areas of the property to provide a more finished look to this important area.

Light Main Sign

The main sign adjacent to the rock wall on California Park Drive was lighted to make it easier to find the community at night.

Upgrade computer systems to provide online bill payments.

The website was upgraded to provide online bill payment capabilities.

Seal Parking Lot

The parking lot will be sealed and re-striped.  This is a routing maintenance item.
