Move-Out Process Overview

Here are the steps associated with moving out of your apartment.

Deliver 30-Day notice to office -or- Notice to terminate tenancy received from landlord. Note that your notice is not revocable if Landlord has re-rented your apartment.

Calendar move-out date.

bullet

Request initial inspection (see next section for details)

bullet

Obtain initial inspection date and calendar the date

bullet

Pack your belongings

bullet

Clean your apartment

bullet

Perform initial inspection (see next section for details)

bullet

Perform additional cleaning or repairs if necessary

bullet

Perform final inspection with landlord

bullet

Surrender keys and premises

Your Right To An Initial Inspection

You have the right to an initial inspection that is performed within the last two weeks of your tenancy.

bullet

The purpose of the initial inspection is to give you the opportunity to clean or repair items missed in your initial work to preserve your security deposit.

You will be given 48 hours written notice of your scheduled inspection.

bullet

Schedule your inspection early.  If you wait too long, it may be impossible to schedule an inspection.

bullet

The initial inspection should be performed after you have completed all your cleaning and/or repair work.

bullet

If a mutually agreed upon time for inspection can be scheduled, the inspection may still be performed without your being present.

bullet

If you do not specifically request the initial inspection, none will be performed.

bullet

An inspection report will be left in the apartment following the inspection.

After you move out, here is what we do:

Perform the landlord's inspection and complete cleaning, painting, and maintenance work orders. (this step may be performed during the final walk through)

Issue work orders to carpet cleaner or installer

bullet

Issue work order to cleaning company

bullet

Perform maintenance

bullet

Perform painting

bullet

Clean apartment

bullet

Clean or replace carpets

bullet

Receive and check invoices

bullet

Perform move-out function in our computer system

bullet

Mail copy of move-out statement

bullet

Issue refund checks on next pay cycle (9th or 25th of each month)

This is our policy regarding security deposits:

Cleaning: We do not charge for 1 hour of cleaning that we perform to make the apartment ready to show.

bullet

Carpets: We charge you our actual cost to clean carpets.  Carpet repairs, cleaning, and treatment for urine or other stains are charged back at our actual cost.   All cleaning costs are the responsibility of the resident, and may be very expensive.  If carpet is replaced due to wear and tear (not stains and dirt), the cost is pro-rated based on a 7-year life.

Painting:  We pro-rate painting based on a 5 year life, and apply a factor to the costs associated with painting repairs.  This is done by totaling our paint labor and material costs and then multiplying this cost by the number of years you have occupied the premises and then dividing the amount by five.  If you have lived at the apartments for over 5 years, there will not typically be a charge unless there is smoke damage or you have repainted the premises in a way that requires special priming and treatment prior to painting.

Repairs: We charge for all damages to the premises.  This includes any repairs associated with accidents or negligence on the part of the resident in the use of the premises.  These repairs are not pro-rated.

What if the charges exceed my deposit?  If your charges exceed your deposit, you are expected to pay the extra amount immediately upon presentation of a bill by the landlord.
